Builders in Penicuik

Builders in Penicuik, the Midlothian town on the A701 south of the City Bypass, around John Street, Valleyfield and Kirkhill.

Neighbourhoods

Penicuik is a Midlothian town south of the City Bypass, not an Edinburgh neighbourhood. John Street and the High Street are the centre. Edinburgh Road is the A701 arriving from the north. Valleyfield, Kirkhill and Mauricewood are the housing around that centre. The North Esk runs at the edge of the town. Penicuik grew as a paper-making town, and the old Valleyfield mill ground is part of that history.

Building stock

The centre is a stone high street with older cottages off it. Around that are post-war houses and newer estates. This is a small town: a high street plus estates, not a Georgian square and not a Leith warehouse. Estate houses commonly have a plot and a drive. The high street buildings are attached and older.

Access and parking

Penicuik does not use Edinburgh’s central permit zone. The town centre has on-street bays and car parks. John Street gets busy. Estate roads are wider, and a driveway is normal on the newer streets. The A701 is the through route on the north side of town and is not a place to unload if a side street will do.

Travel from our office

Penicuik is south of the bypass, beyond Gilmerton. From the office at 102 Gilmerton Dykes Crescent, join the A701 at the south side of Edinburgh and stay on it. The A701, not the A772, is the road that reaches the town. The drive does not need to cross the New Town.
